Mankato City Council Approves Major Downtown Redevelopment Project

The Mankato City Council has given the green light to a substantial downtown redevelopment initiative proposed by Front Street Plaza LLC. The project plans to replace existing structures along South Front Street with two new buildings: a five-story office building and a six-story mixed-use building featuring residential units and commercial spaces.

According to city planning staff, the development will include approximately 160 residential units, ground-floor commercial spaces, and amenities such as a terrace, pet area, bike storage, and a tenant lounge. The proposal also outlines around 250 off-street parking stalls, combining a parking ramp and street-front spaces, with ramp access points on Warren and Liberty streets. Additionally, the riverfront sidewalk is set to expand from about 4–4.5 feet to roughly 8 feet, enhancing pedestrian accessibility.

To support the project’s site preparation, Front Street Plaza LLC secured $1.16 million in state funding through the Department of Employment and Economic Development. This funding will assist with demolition of existing buildings, soil stabilization, and upgrades to nearby sidewalks and traffic signals.

City officials emphasize that such grants are crucial in offsetting the higher costs associated with redeveloping existing sites compared to building on undeveloped land. The project’s zoning request is expected to go before the city council later this month. If approved, construction could commence by late summer 2026, with completion targeted for 2028.

This redevelopment is part of Mankato’s broader efforts to revitalize its downtown area, aiming to attract more residents and businesses while enhancing the city’s overall appeal.
