Mankato City Council Approves Major Downtown Development Project

The Mankato City Council has given the green light to a substantial downtown development proposed by Front Street Plaza LLC. The project involves the demolition of existing structures along South Front Street to make way for two new buildings: a five-story office building and a six-story mixed-use building.

The mixed-use building will house approximately 160 residential units, complemented by ground-floor commercial spaces. Amenities for residents are set to include a terrace, pet area, bike storage, and a tenant lounge. To accommodate parking needs, the development plans to offer around 250 off-street parking stalls through a combination of a parking ramp and street-front spaces, with ramp access points on Warren and Liberty streets.

City planning staff highlighted that the project aims to enhance the pedestrian experience by widening riverfront sidewalks from about 4–4.5 feet to roughly 8 feet and incorporating tree plantings. This initiative aligns with the city’s broader efforts to revitalize the downtown area and provide more housing options for residents.

While the exact number of units meeting lower rental price targets was not specified, the council’s approval marks a significant step forward in Mankato’s ongoing downtown redevelopment efforts.
